Services Provided

Home Inspectors Rochester MN provides residential and commercial property inspection services throughout Rochester, Minnesota and Southeastern Minnesota. Our services include but are not limited to:

• Home inspections (buyer and seller)
• Radon testing
• Sewer scope inspection
• Mold testing and inspection
• Thermal imaging inspection
• Commercial building inspection
• Specialty inspections (lead paint, termite, pool/spa, etc.)

Inspection Agreement

All inspections are performed in accordance with the InterNACHI (International Association of Certified Home Inspectors) Standards of Practice. A separate Inspection Agreement will be provided and must be signed before the inspection begins. The Inspection Agreement governs the specific terms of each inspection engagement.

Scope and Limitations

Home inspections are visual, non-invasive examinations of the accessible components and systems of a property. Our inspections:

• Are based on the condition of the property at the time of inspection
• Do not include areas that are inaccessible, concealed, or obstructed
• Are not technically exhaustive and do not include engineering analysis
• Do not guarantee the absence of defects or future performance of systems
• Do not include testing for environmental hazards unless specifically contracted
• Follow InterNACHI Standards of Practice for scope and limitations

Scheduling and Cancellation

Inspections may be scheduled by phone at (507) 721-0922 or through our online instant quote system. We request at least 24 hours notice for cancellations. Same-day cancellations may be subject to a cancellation fee as outlined in the Inspection Agreement.

Payment

Payment is due at the time of inspection unless otherwise arranged. We accept major credit cards, checks, and electronic payment methods. Pricing is determined by property size, type, age, and requested services. Quotes provided through our online calculator are estimates and may be adjusted based on actual property conditions.

Reports

Inspection reports are delivered electronically within 24 hours of the inspection. Reports are the confidential property of the client and are prepared solely for the client's use. Reports may be shared at the client's discretion.

90-Day Buy-Back Guarantee

Qualifying inspections include InterNACHI's 90-Day Buy-Back Guarantee. This guarantee is subject to the terms and conditions established by InterNACHI. Full details are available at our guarantee page.

Limitation of Liability

Our liability is limited to the fee paid for the inspection. We are not liable for any conditions that existed but were not observable during the inspection, conditions that developed after the inspection, or consequential damages. The specific limitations are detailed in the Inspection Agreement signed before each inspection.
