Kitchen Inspection: What Home Inspectors Check in Rochester MN
The kitchen is often the most expensive room in a Rochester, Minnesota home to repair or renovate, making it one of the most important areas we evaluate during a home inspection. Beyond the cosmetic appeal of countertops and cabinets, a kitchen contains complex plumbing, significant electrical demands, gas connections in many homes, and ventilation requirements that all need to function safely and properly. Our kitchen evaluation examines these systems thoroughly to give buyers a complete picture of the kitchen's condition.
Electrical Safety and Capacity
Modern kitchens demand substantial electrical capacity. Refrigerators, dishwashers, garbage disposals, microwaves, and countertop appliances draw significant power, and current code requires dedicated circuits for many of these loads. During our Rochester inspections, we check that countertop outlets have GFCI protection, which is required within six feet of any water source. We verify that major appliances have dedicated circuits and that the overall electrical capacity is adequate for the kitchen's needs.
Older Rochester homes commonly have kitchens that predate modern electrical requirements. Two-prong ungrounded outlets, shared circuits that trip when multiple appliances run simultaneously, and missing GFCI protection are frequent findings. While these conditions may have been acceptable when the home was built, they present safety and convenience concerns by today's standards.
Plumbing Evaluation
Kitchen plumbing gets examined from supply to drain. We test faucet operation, hot water delivery, water pressure, and drain speed. We open the cabinet below the sink to check for active leaks, water damage from past leaks, and the condition of supply valves and drain connections. The dishwasher drain connection receives particular attention because improper installation can cause contaminated water to back-siphon into the dishwasher.
Gas range connections are checked for proper installation and any signs of leaks. We verify that gas shut-off valves are accessible and functional. In Rochester homes with both gas ranges and gas dryers, we confirm that the gas piping has adequate capacity for all connected appliances.
Ventilation and Range Hoods
Kitchen ventilation is often overlooked but plays an important role in indoor air quality, especially during Rochester's long heating season when homes are sealed tight against the cold. A range hood should vent cooking moisture, grease, and combustion byproducts to the exterior. Recirculating range hoods that simply filter and return air to the kitchen provide minimal benefit. We check whether the range hood vents to the outside, whether the ductwork is properly connected, and whether the fan operates at adequate capacity.
Cabinets, Countertops, and Surfaces
We evaluate cabinet condition including door alignment, drawer function, hinge integrity, and signs of water damage. Countertop surfaces are checked for damage, proper sealing around sinks, and any conditions that could harbor moisture or bacteria. Backsplash installation and the seal between countertops and walls are evaluated for gaps that allow water penetration.
Appliance Assessment
Built-in kitchen appliances are tested for basic function during the inspection. We run the dishwasher through a cycle to verify operation and check for leaks. We test all stove burners and the oven. We verify garbage disposal operation and check for leaks at connections. The refrigerator is checked for proper temperature and operation. We note the approximate age of appliances and any visible condition concerns.
