How Home Inspectors Check Plumbing Systems
Plumbing is one of the most critical systems evaluated during a Rochester home inspection. From water supply pipes to drainage systems to water heaters, plumbing defects can cause extensive water damage, health hazards, and costly emergency repairs if not identified before purchase.
Water Supply Evaluation
We identify pipe materials (copper, PEX, galvanized steel, CPVC, polybutylene) and assess their condition and expected remaining life. Galvanized steel pipes in pre-1960 Rochester homes are the most concerning — they corrode internally, reducing water pressure and eventually developing leaks. We test water pressure at multiple fixtures and check for pressure-reducing valves where municipal pressure exceeds 80 PSI.
Drainage System Assessment
Every drain is tested by running water and observing drainage speed, checking for leaks at connections, and evaluating proper venting. Slow drains may indicate partial blockages, improper venting, or deteriorating drain lines. For older Rochester homes, we strongly recommend a sewer scope inspection to evaluate the main drain line from the house to the street connection.
Water Heater Inspection
We evaluate the water heater for age, condition, proper installation, and safety features including temperature and pressure relief valve, proper discharge pipe routing, and adequate clearance from combustibles. Tank water heaters typically last 8-12 years; we note the manufacture date and any signs of approaching failure.
Common Rochester Plumbing Findings
Our most frequent plumbing findings include dripping faucets and running toilets, missing or improper GFCI protection near water sources, corroded galvanized supply pipes with reduced flow, improper drain pipe materials or connections, and water heaters past their expected lifespan. While individual items may be minor, collectively they paint a picture of the plumbing system's overall condition and maintenance history.
