DIY Home Inspection Checklist
While professional home inspections are essential for major transactions, regular homeowner self-inspections help catch problems early and maintain your Rochester home's value. This checklist covers the most important items to check seasonally.
Exterior Checklist
Walk the perimeter of your home looking for foundation cracks (mark existing cracks with tape to monitor growth), damaged siding or peeling paint, deteriorated caulking around windows and doors, and ground that slopes toward rather than away from the foundation. Check gutters for debris and damage, verify downspouts extend at least 6 feet from the foundation, and inspect the roof from ground level for missing or damaged shingles.
Interior Systems Check
Test all GFCI outlets using the test/reset buttons. Check under sinks for leaks. Flush all toilets and run all faucets to verify proper drainage. Test smoke detectors and carbon monoxide detectors. Open and close all windows to verify they operate properly and check for condensation between glass panes indicating seal failure.
Basement and Crawl Space
Look for water stains, efflorescence (white mineral deposits), and musty odors indicating moisture. Check sump pump operation by pouring water into the pit. Look for new cracks in walls or floors. Verify the dehumidifier is functioning if you have one. Check for any signs of pest activity including droppings, gnaw marks, or insect damage.
